Investment strategy

Three constraints we don't compromise on.

A deliberately small mandate. We acquire what we can hold, operate what we acquire, and report what we operate.

Stabilized residential cash flow.

Single-family and small-multifamily properties already producing rent within an Indianapolis-metro radius we know. No flips, no value-add gambles, no out-of-market tourism.

Conservative DSCR leverage.

Foreign-national DSCR loans at 70% LTV maximum. Six to twelve months PITIA reserves on every acquisition. Underwriting standard requires three comparable rentals and a written debt-service-cushion calculation before close.

Patient acquisition cadence.

Targeting two duplexes by Year 1 and four stabilized properties by Year 2. We will pass on any deal that fails the screening checklist — even at the cost of slowing deployment.

Triad Global, LLC is owned in equal one-third interests by three Israeli partners and operates under a single written Operating Agreement governing capital calls, distributions, partner approvals, and dispute resolution.

Indianapolis offers a rare combination of population growth, employer diversity, and entry-level pricing that produces durable monthly cash flow for the residential investor. We chose it deliberately, not opportunistically.

The metro's price-to-rent ratio favors income over speculation. Vacancy rates remain low. Property tax structure is predictable. Most of our deal screening completes inside a 25-minute drive of downtown.

A partnership designed to be boring.

Triad Global, LLC is an Indiana-formed limited liability company owned in equal thirds by three Israeli partners. The entity was formed in April 2026 with a single mandate: acquire and operate stabilized residential rental property in the Indianapolis metropolitan area, with conservative leverage, written governance, and a disclosure-grade reporting framework.

We do not flip, syndicate, or seek outside passive capital. We will hold what we own and report what we hold. The discipline we are building is designed to let institutional lenders underwrite us cleanly — and to keep the partnership stable for the next twenty years.
